Perform all janitorial functions required to keep the community in a clean and safe condition by maintaining all public/common areas in accordance with property specifications, conducting frequent inspections for cleanliness and maintenance, cleaning and preparing vacant apartments for new occupancy; completing the required inspection reports and addressing any new problems as they arise, and assisting in preventative maintenance and community repairs when needed.
Provide a high level of customer service to current and prospective residents by showing and leasing apartments, preparing and processing all leasing documents, assisting with move-in and move out inspections, and promoting great resident relations by effectively communicating community events and policies to current and future residents. Assist the Community Manager in meeting and exceeding the budget by controlling expenses and achieving occupancy and rental rate goals; collecting rent promptly and conducting unlawful detainer procedures as necessary; ensuring accurate bookkeeping and company reporting. Work with the Service Team in processing maintenance orders and ensuring the community is well maintained and secure.
Ensure regulatory compliance with all necessary governing agencies by screening all potential residents for eligibility; performing income certifications and re-certifications; completing all move-in, move-out, interim, and annual re-certifications with a high degree of accuracy and in a timely manner; maintaining waitlist records, resident files, and all monthly, quarterly, and annual reports according to government regulations; and conducting regular, independent file audits in accuracy and track and make any necessary corrections.
Manage the daily operations of the community maintaining all files while ensuring they are in compliance with local, state, and federal agencies; completing move ins and move outs with their corresponding inspections; and providing a great level of customer service to current and prospective residents while promoting great resident relations and handling all resident complaints. Undertake the fiscal responsibilities of the community by preparing an annual budget; pushing effective rents to achieve growth in GPR while maintaining a high level of occupancy; completing variance and weekly reports; refunding security deposits; processing invoices and daily deposits; and controlling delinquency, AP, and AR.
