Responsibilities

What You'll Do

  • Lead the day-to-day operations of a 300-unit apartment community, ensuring excellence in leasing, resident satisfaction, maintenance operations, and overall property performance.
  • Administer and oversee affordable housing programs, including LIHTC, Section 8, HUD, and other subsidized housing programs, while maintaining strict regulatory compliance.
  • Ensure compliance with all federal, state, local, and company policies and housing regulations.
  • Drive occupancy and revenue growth by monitoring leasing performance, rent collections, delinquency, renewals, and budget goals.
  • Recruit, coach, develop, and inspire a high-performing onsite team committed to delivering exceptional results.
  • Build strong resident relationships by providing outstanding customer service and creating a positive community living experience.
  • Maintain accurate resident files, reports, compliance documentation, and operational records.
  • Analyze financial reports and property metrics to identify opportunities for improved performance and operational efficiency.
  • Partner with regional leadership to achieve community objectives, maximize resident retention, and support long-term asset success.

 

 

Qualifications

Position Requirements

We're seeking a driven, customer-focused leader with a strong background in affordable housing and multifamily operations.

Qualified candidates will have:

  • 3-5 years of multifamily property management experience.
  • Affordable Housing experience required, including LIHTC (Low-Income Housing Tax Credit). Experience with Section 8, HUD, and other subsidized housing programs is highly preferred.
  • Previous Community Manager experience preferred.
  • Strong understanding of affordable housing compliance and regulatory requirements.
  • Experience managing property financials, including budgets, rent collections, delinquency, occupancy goals, variance reporting, Profit & Loss statements, and General Ledgers.
  • Proven ability to lead, develop, and motivate onsite teams.
  • Exceptional customer service, communication, organizational, and problem-solving skills.
  • Experience with property management platforms such as RealPage, OneSite, and/or Yardi, or the ability to quickly learn new systems.
  • Proficiency with Microsoft Office and other business technologies.
  • Valid driver's license with the ability to operate a company vehicle and/or golf cart.
  • Ability to effectively manage multiple priorities in a fast-paced environment while maintaining compliance with all company policies and housing regulations.

Schedule

  • Monday through Friday
  • Occasional weekend availability as needed to support community operations and business needs
