Responsibilities

Responsibilities/Duties/Functions/Tasks:

 

- Rent Collection & Resident Outreach

  • Monitor account balances and aging ledgers daily.
  • Send reminders before rent is due, on the due date, and following missed payments.
  • Offer ACH sign-ups, payment portal links, and flexible payment options at every contact.
  • Make phone calls, leave voicemails, and engage emergency contacts as needed.
  • Knock on doors or leave hangers when residents are not reachable.
  • Utilize after-hours or weekend outreach for hard-to-reach residents.
  • Log every interaction in the tracking system or CRM.
  • Build rapport with State and local outreach programs, advocates, and resources to support residents in finding assistance.

- Delinquency Escalation & Legal Procedures

  • Issue formal late notices.
  • Escalate unpaid accounts.
  • Prepare suit lists and coordinate with attorneys for legal filings.
  • Manage the schedule of court appearances, hearings, judgments, and status updates.
  • Organize and coordinate eviction crews.
  • Walk units when residents skip (abandon) and document conditions for court or re-lease.
  • Post eviction notices or required legal paperwork as per jurisdiction rules.

 

- Payment Arrangement & Follow Through

  • Negotiate short-term, realistic payment agreements with residents.
  • Monitor adherence to payment plans; follow up rigorously if commitments are broken.
  • Reassess and adjust arrangements as needed.
  • Apply late fees, legal fees, and other charges appropriately and document them.

- Reporting & Record Keeping

  • Produce daily/weekly/monthly reports, including but not limited to: total collected, delinquency balances, status of escalations, etc.
  • Maintain up-to-date ledgers and reconciliations; resolve discrepancies.
  • Document all processes, escalations, communications, and decisions.
  • Coordinate with property and accounting teams for occasional audits or reviews.

- Resident Support & Resource Referral

  • Offer or refer residents to supportive resources, when appropriate (e.g. rental assistance agencies, nonprofit programs, payment counseling).

- Delivers exceptional customer service.

 

- Performs other duties as assigned.

Qualifications

Position Requirements:

 

- Required

  • Minimum 3 years’ experience in collections, property management, or related role with delinquency resolution.
  • Solid understanding of Georgia landlord-tenant laws and eviction processes.
  • Strong communication (verbal and written) and negotiation skills.
  • Highly organized, detail-oriented, and able to prioritize competing tasks.
  • Comfortable with direct outreach (calls, door knocks) and occasionally difficult or confrontational conversations.
  • Proficiency in property management or collections software (or ability to learn quickly).
  • Ability to work some after-hours or weekend shifts as needed.

 

- Preferred

  • Experience working with subsidized housing or Section 8.
  • Prior collaboration with legal or eviction services.
  • Familiarity with local rental assistance programs and social services.
  • Leadership or team mentoring experience.
