Facilitate the maintenance and upkeep of the community by troubleshooting, repairing, and/or replacing individual heating and A/C units, water heaters, appliances, plumbing and electrical systems, asphalt, building interiors and exteriors, drainage systems, and remodeling carpentry. Ensure the maintenance and upkeep of the community remains organized and efficient by scheduling service requests, preparing and scheduling vacant turnovers, taking inventory, ordering supplies, scheduling contractors when needed, establishing and maintaining a preventative maintenance program, and completing periodic inspections and capital improvements. Oversee the maintenance staff by hiring, training, and supervising maintenance personnel. Assist the office staff by interacting with residents, prospective residents, and vendors in a professional, courteous, and respectful manner.

- Provide strong support to all on-site management teams by motivating them, supporting them and communicating regularly with each member.- Maintain the physical appearance of the communities and occupancy standards at the highest level achievable while providing the maximum level service to residents.- Promote good resident relations and personally handle resident complaints in a timely and professional manner.- Help to determine training needs and train Community Managers for assigned portfolio.- Meet Federal, state and local community standards and ensure compliance with applicable laws.- Maximize the gross potential by utilizing the approved marketing plan, raising rents when possible.- Reduce excessive fuel and utility consumption.- Implement long term capital improvement programs.- Optimize property value for future refinancing or sale.- Directly supervises Community Managers of assigned communities and Area Manager, if applicable, as well as indirectly services office and maintenance employees at the same communities

Ensure the physical aspects of the community meet CAPREIT’s established standards and any applicable laws by troubleshooting, repairing, and/or replacing individual heating and A/C units, water heaters, appliances, plumbing and electrical systems, asphalt, building interiors and exteriors, drainage systems, remodeling carpentry, and cleaning for the community; responding to and completing service requests in a timely manner; and notifying the manager if service requests cannot be completed in 24 hours.Follow safety protocols and procedures by operating power equipment and tools as recommended and wearing protective equipment when necessary.Upkeep the community appearance by assisting with grounds and housekeeping, removing trash and litter, painting and performing exterior repairs, replacing interior and exterior light bulbs, performing apartment inspections, and any other tasks as needed.Assist the Maintenance Supervisor by preparing vacant apartments for move-in; performing preventative maintenance to ensure building systems operate efficiently; maintain the inventory of supplies, tools and equipment; and performing all other duties as assigned.Assist the office staff by distributing notices and interacting with residents, prospective residents, and vendors in a professional, courteous, and respectful manner

Perform all janitorial functions required to keep the community in a clean and safe condition by maintaining all public/common areas in accordance with property specifications, conducting frequent inspections for cleanliness and maintenance, cleaning and preparing vacant apartments for new occupancy; completing the required inspection reports and addressing any new problems as they arise, and assisting in preventative maintenance and community repairs when needed.
